No two roofs cost the same. This page lists the factors that change a roof replacement price and where each one comes from. We do not give you a price for your home, and we do not quote work.

For a dated reference point, the 2025 Cost vs. Value report estimates a Los Angeles asphalt shingle roof replacement at $36,417 and a metal roof replacement at $62,069. Those are estimates for one model job of about 30 squares, not a range for every house. The details are on our Roof costs hub.

1. Roof size, measured in squares

Roofers price by the square. One square is 100 square feet of roof surface. The Cost vs. Value model shingle job is 30 squares. The model metal job is 3,000 square feet. Your roof area is not the same as your floor area. Overhangs and pitch both add surface.

Material quantity follows size. For example, GAF lists 3 bundles of its Timberline HDZ shingle per square. So a bigger roof needs more bundles, more underlayment and more labor.

2. Roof shape and features

The model jobs assume a rectangular hip roof with two skylights and a vented ridge. Each skylight needs custom flashing. The ridge needs a cap treatment. Real roofs often have more features: valleys, chimneys, vents, dormers and walls that meet the roof. Each one needs flashing and time. Ask how a bid handles each feature on your roof.

3. Tear-off and disposal

Both model jobs start by removing the old roof "to bare wood sheathing" and disposing of it. Tear-off is labor, plus hauling and dump fees. If a bid does not mention tear-off, ask whether it is a tear-off or a layover, and why.

4. The deck under the roof

Once the old roof is off, the wood deck is exposed. Damaged sheathing has to be fixed before new roofing goes on. A bid may not know how much until the tear-off. Ask how the bid prices replacement sheathing, for example per sheet, and get that in writing. Our estimate guide covers how this should appear.

5. Underlayment, edges and flashing

The model shingle job includes 30-lb. felt or an equal synthetic underlayment, galvanized drip edge and aluminum flashing. The model metal job adds an ice-barrier membrane at the roof edges and a premium synthetic underlayment. These items are easy to leave off a cheap bid. Compare them line by line.

6. Material choice

Material is a big swing. In the 2025 Cost vs. Value data for Los Angeles, the metal model job was estimated at $62,069, against $36,417 for asphalt shingles. That is one data point for two specific jobs, not a rule.

Weight can add cost too. Eagle Roofing Products lists its standard concrete field tile at about 903 to 970 pounds per 100 square feet, and its lightweight versions at about 550 to 720 pounds. A heavier roof may raise questions about the framing. See Asphalt shingle vs. tile roofs.

7. Accessories tied to warranties

Some warranties need specific add-on products. GAF says its 15-year WindProven limited wind warranty requires GAF starter strips, roof deck protection, ridge cap shingles, and leak barrier or attic ventilation. If a bid promises a warranty, those items should be on it.

8. Cool roof rules

In much of California, a reroof that replaces more than half the roof must use cool roof products, or meet an exception. The 2025 code values depend on climate zone and slope. For steep roofs, one exception is attic insulation of at least R-38. A bid may meet the rule by product choice or by an exception. Either way, it can change the price. See Cool roofs in California.

9. Permits and inspections

Whether a reroof needs a permit, and what it costs, is set by each city. See Reroof permit basics and your city page. The California Contractors State License Board (CSLB) says a home improvement contract must state who will get the needed permits.

10. Your market and timing

The Cost vs. Value report says its figures cannot "account for all the variations in pricing that exist between different markets." It also says "small differences in the size or scope of a project" can move the price. Its advice is to get estimates from reputable local remodelers.

How to use this list

Get more than one written bid. Then go down this list and check that each bid covers the same scope. A low bid that leaves out tear-off, flashing or deck repair is not really lower. Then read How to read a roofing estimate.
